Core tenant rights
Dutch tenant rights cover things like protection from arbitrary eviction, rules for deposits, and the right to check whether the rent is reasonable. Since 1 July 2023, the deposit cap for new contracts is generally limited to two months' base rent. Since the Wet Betaalbare Huur took effect in July 2024, mid-segment tenants also have stronger rent protection. For official guidance, Government.nl is the best starting point.
